DOES THE ASSOCIATION HAVE DUES?
Yes, the annual dues are $400. They are invoiced in December and due on January 1. If not paid by January 31, a $25/month late fee is assessed. If still delinquent at the end of June, the HOA will attach a lien to the property. Payment should be sent to the address on the invoice, not the HOA address on Clearbrook Court.

HOW DO I CONTACT THE BOARD DIRECTORS?
You can contact the Board of Directors via the website: Contact Board or by calling one of the Board members listed on the website.

WHEN DOES THE HOA BOARD OF DIRECTORS MEET?
Board meetings are normally held at the clubhouse on the second Tuesday of the month at 6pm. However, for January 2024 to April 2024, board meetings will be temporarily moved to the 2nd Monday of the month.

HOW DOES THE BOARD HANDLE COVENANT VIOLATIONS?
When a violation is detected, the homeowner gets a 'friendly' letter notifying them of the violation and a request to correct the problem. After ten days, if the violation is not corrected, a second, formal, letter is sent to the homeowner. After ten more days, if the problem still exists, a final notice is sent to the homeowner. After ten more days, a $50 fine and $5/day fine is assessed and continues until the problem is corrected. It is important to note that existing fines will be deducted from annual dues payments when they are received which will result in partial or full unpaid annual dues, which can result in late fees.

WHAT ARE SOME COMMON COVENANT VIOLATIONS?
The most common violations are landscaping issues (untrimmed, unkept, unmowed, generally uncared for lawns and flower beds); fences unstained or in need of repair, garbage cans not concealed, and parking on the street.

HOW DO I GET A POOL KEY?
Homeowners in good standing can contact the Board via the website or call one of the Board of Directors listed on the website to obtain a key. Keys cost $5 per key.

HOW DO I RENT THE CLUBHOUSE?
Homeowners in good standing can rent the clubhouse by filing out the rental request form on the HOA website. Cost is $40 per day, with a refundable $200 damage deposit.
