Association Rules, Covenants, and Guidelines

The Mountain Brook Community Association (MBCA) Membership is made up of its homeowners. Annual membership dues are used to operate, maintain and improve the Mountain Brook community. Each owner pays annual dues of $400. An invoice for dues is mailed each December.

IMPORTANT: If you have not received an invoice for annual dues by December 31 (each year), please contact the Board as soon as possible. Payment is due no later than January 31 each new year, afterwards interest and legal fees will be assessed. If you have recently bought or sold property in Mountain Brook or if you have any questions regarding dues assessments, please notify the Board.

Board of Directors

The Association operates under the direction of a Board of Directors who are elected members of the Association living in the community. Each year, an election of directors is held as new members are elected. Elections are held at the annual membership meeting in October and the results will be posted.

Clubhouse Usage

The community club house is available to Mountain Brook of Madison residents for a $40/day usage fee and a $200 deposit. The $200 deposit is refundable after a satisfactory post usage inspection. Residents using the clubhouse must complete a post party cleanup which should include picking up and emptying the trash, sweeping all floor areas, cleaning counter tops, returning moved furniture to its original position, and turning off lights and ceiling fans. If you get the bathroom dirty, you must clean it as well. Please contact use our contact form if you would like to rent the club house.

Architectural Committee

The Architectural committee is responsible for reviewing any modifications or additions to your home and property. If you have plans to make these types of changes, contact one of the members of the Architectural Committee.

Covenants

Mountain Brook's Covenants were designed to protect the community. All residents should have received a copy of the Mountain Brook Community Association Covenants from the builder, closing attorney, or previous owner. The covenants are available on our community web page at this link. Please direct any questions you may have to the Covenants Committee.

Maintenance Committee

The maintenance committee was formed to provide assistance and oversee any maintenance issues within the community's common areas such as the club house, pool, and etc. If you notice an area that needs attention, contact the Maintenance Committee.

Welcoming Committee

The welcoming committee was formed to introduce new neighbors to our community. The committee will provide the new neighbor with a welcoming package filled with goodies as well as community information. If you have a new neighbor, please notify one of the members of the Welcoming Committee.

Board Meetings

Meetings are at the club house on the 2nd Tuesday of each month at 6:00 PM. However, for January 2024 to April 2024, board meetings will be temporarily moved to the 2nd Monday of the month.

Trash Collection

Garbage is collected on Thursdays. Trash and yard waste is collected on Fridays. Do not place garbage container, trash, or yard waste on the street until the night before pickup. Remove garbage containers from the curb no later than the evening after pickup. If there is a government holiday during the week, garbage pick up will be serviced on the day following it's normal pickup.

Recycling

Recycling pickup for our neighorhood is the 4th Thursday of every month; items should be placed in the large bin and whelled to the curb by 7:00 A.M. Pickup day may change if there is holiday.

Street Lights

The streetlights throughout the community belong to Huntsville Utilities. Please report inoperative street lights in Mountain Brook to the Huntsville Utilities at 256-535-1320. When reporting inoperative lights, please be very specific. For example, provide exact street name and number if possible. Alternatively, visit Huntsville Utilities online at www.hsvutil.org.

Dog Cleanup & Leashes

It is within a dog owner's responsibility to clean up after their dog. Madison County has a leash law so when walking a dog, he/she must be on a leash.
